Registering a commercial property at the Kurnool sub-registrar — what actually happens on the day

Booked a small shop near the bus stand area in Kurnool, agreement is signed, now the registration appointment is coming up next week. Never done this before and the seller is also a bit nervous since it's his first sale too. What is the actual sequence once we walk into the SRO — do we just show up with documents or is there some token system, and roughly how long does the whole thing take.

Most SROs run on a token/slot basis now, so check if yours needs online appointment booking first. On the day: document scrutiny at the counter, e-stamp and registration fee should already be paid before you walk in, then both parties' biometrics and photo are taken, registrar reads it out, endorsement is made. For a straightforward shop sale it's usually a half-day affair including waiting time, not the whole day.

Watch out for touts hanging around outside offering to "fast track" things for a fee. Not needed if your paperwork is in order.

If the seller can't make it on the day for some reason, does a GPA holder attending on his behalf cause problems, or is that fine as long as it's a registered GPA?
