Documents I should collect before closing a commercial deal in Kurnool

Closing on a shop purchase soon. Seller keeps sending scanned copies over WhatsApp whenever I ask for something. Want a proper checklist of originals I should be insisting on before any payment goes out, so I'm not scrambling later.

At minimum: the mother deed and all link documents in the chain, EC covering the required years, property tax receipts, a possession letter, and if this shop was ever part of agricultural land that got converted, the NALA order for that conversion too.

Insist on seeing the actual originals at the registration appointment itself, not just at the agreement stage — scans can hide a lot.

Also be careful if anyone in the chain sold via GPA rather than a registered sale deed. Prefer a direct registered conveyance from the real owner where possible.
