Budgeting stamp duty + guideline value for a Kurnool registration without guessing (IGRS AP)

We've agreed a price for a small commercial unit and I want to work out roughly what the registration will cost before I sign anything with the builder. Don't want a surprise number thrown at me at the SRO counter at the last minute.

Look up the guideline value for that specific survey number/street on registration.ap.gov.in before you finalize anything. Stamp duty gets charged on whichever is higher — the agreement value or the guideline value — so you need both numbers in hand, not just the price the builder quoted you.

Get the exact figure confirmed at the SRO counter too, in my experience the portal wasn't updated the same day as an actual revision.

Does the guideline value differ for commercial use versus residential on the exact same street, or is it one flat number per locality?

My cousin went through this recently for a similar unit, said the portal number and the SRO number matched fine for her, but she still budgeted a cushion just in case.
