Someone is offering ready industrial sheds in a private layout near Kurnool, not a government estate. Does RERA even apply to this kind of industrial construction, or is that only for residential/commercial apartment projects?
RERA generally applies to real-estate projects that meet the plotting or built-up area threshold, and a layout of sheds developed and sold as a project by a promoter can fall under that. Check the registered-projects list on rera.ap.gov.in for the promoter's name and registration number before assuming either way.
If it's just individual resale of an existing shed rather than a fresh project from a promoter, RERA search won't turn up anything — that's normal and not itself suspicious.
Also verify the layout approval separately, that's a different check from RERA entirely.
