If it's estate land: allotment letter, the sale or lease deed issued by the corporation, EC, and a no-dues certificate from the corporation confirming nothing is pending against the plot. If there was a trade or factory license attached, get the transfer paperwork for that too rather than assuming it carries over automatically.
Pollution control clearance transfer is a separate application entirely, don't assume it's bundled with the sale — worth checking before you commit if that clearance matters for your use.
Does the power connection need a fresh application in the new owner's name, or can it be transferred directly?
Also check property tax status with the local gram panchayat or municipality, separate from the estate paperwork.
