Broadly: e-stamp should already be generated and paid before the appointment, then it's document scrutiny at the counter, biometric verification of buyer and seller, photo, the registrar reads it out and endorses it. Fairly mechanical once your paperwork is complete.
Carry PAN, Aadhaar, passport-size photos for everyone signing. If a company is buying, also bring the board resolution or authorization letter naming who's signing on its behalf.
