Finalized a small shop space near the old bus stand, seller and I have agreed on everything, registration date is booked. Broker is helping but I want to know what actually happens once we walk into the sub-registrar office - order of steps, what they check, how long it usually drags on. Never done this without my father handling it before.
Documents get scrutinized first, then biometric and photo of both parties, deed gets read out before presentation, and the sub-registrar checks the stamp duty already paid tallies with the declared value. They also pull the EC before releasing it to confirm nothing's pending against the property. Keep extra photocopies on you, ours needed a second set because the office machine was down.
Make sure your mobile linked to Aadhaar is working too, a lot of the KYC now runs through OTP and if the number's outdated they'll push you to another day.
Went through it yesterday, took about three hours total, mostly waiting. EC came back clean thankfully.
