Mother deed plus the full chain of link documents going back as far as possible, a fresh EC ordered close to your date (start early, the signed PDF version takes some days), latest property tax paid receipts, and if there's a built structure, the sanctioned building plan and occupancy certificate. No OC means completion formalities or deviations are still open on record, which shows up later at resale or if you try to raise a loan against it.
The seller's side mentioned a GPA holder is involved for one of the earlier transfers, does that need anything on top of this list?
