Small ground plus two commercial building, still under construction, sales office has a registration number printed on their flyer. Would rather verify it on my own before putting any money down.
Go to rera.telangana.gov.in and search the registered projects list by the promoter name or the reg number on the flyer. Confirm it actually shows up as registered, not just applied, check the validity, and see if the uploaded plans and declared completion date on the portal match what the sales staff is telling you in person.
Checked it, number matches and it's listed as registered. Relief.
Good that it matched, but keep in mind registration only makes the promise enforceable and public, it's not a guarantee they finish on the declared date. Still worth walking the site yourself periodically.
We found one where the portal listing had a completion date that had already passed and the building was nowhere close. Complained to the RERA office before signing anything further, small builders slip through more often than you'd think.
