Mother deed and full link document chain, current EC ordered well ahead of time, latest tax receipts, and any structure approval for the shed itself plus proof the land classification supports industrial use. If a GPA holder appears anywhere in the chain, be extra careful - a GPA isn't a substitute for a registered sale deed, push for the actual conveyance document behind it.
There is a GPA somewhere two transfers back apparently. Going to ask the seller's side to produce the underlying registered deed before we proceed further.
Smart move, we skipped that check once on a smaller deal and regretted it later when a dispute surfaced over that exact GPA transfer.
