A layout near Mahbubnagar is being marketed as an approved venture - how do I actually confirm that before booking a plot

Sales team keeps flashing a RERA number on their pamphlet and calling it approved. Before I pay any token amount I want to independently verify this rather than take their word for it, especially since a cousin got burned on something similar a few years ago in another town.

Search the promoter name and the number they've given on rera.telangana.gov.in in the registered projects list. Confirm it shows registered and not merely applied, check the validity period, and see whether the layout plan uploaded there matches the plot numbers they're actually selling you on the ground.

Checked, the reg number does exist but the plot numbering on their brochure doesn't quite match what's on the portal layout. Going back to ask them to explain the difference.

Don't proceed until that's cleared up in writing, a mismatch like that is exactly the kind of thing that turns into a dispute later.

Had almost the identical situation on a plot near here last year, turned out to be a genuine numbering revision that got approved later, but we still waited for the updated portal listing before paying anything.
