Broker keeps referring me to Dharani for the land record but a friend told me that's outdated. Want to know exactly where to look up the plot's ROR and pattadar history before I go further with the deal.
It's Bhu Bharati, bhubharati.telangana.gov.in, brought in under the Telangana Bhu Bharati ROR Act 2025 which replaced Dharani. Old records were migrated so you should be able to pull the ROR-1B and pattadar passbook details for the survey number there directly.
Good, will check tomorrow. Does it also flag if there's a dispute or litigation pending on the survey number?
Not reliably, that's more the domain of an EC and a title search than the ROR record itself. Treat Bhu Bharati as one piece of the puzzle, not the whole picture.
