This is our family's first plot purchase without a relative already owning land in the area to guide us. Want a solid list of what to ask the seller for before we get too deep into negotiations.
Mother deed and link documents going back as many transfers as you can trace, a fresh EC (order early, the signed copy takes time), the pattadar passbook or ROR-1B extract for the survey number, and latest property tax receipts if it's converted non-agricultural land. If the seller acquired through a GPA at any point, ask for the underlying registered sale deed too, a GPA on its own isn't equivalent to a registered conveyance.
Noted on the GPA part, there is one somewhere in the seller's chain apparently. Will push for the full paperwork behind it.
Also worth re-running the EC closer to your actual registration date, not just once early on, in case something new gets entered in between.
