What documents should I be asking for before closing on a commercial shop in Nalgonda

Close to finalizing a small commercial shop purchase in Nalgonda and want to make sure my checklist of documents is actually complete before I hand over any advance. The seller seems cooperative but I'd rather ask for everything upfront than chase things later.

Mother deed, full link documents, EC covering the whole period you can get, and current Bhu Bharati or municipal records depending what applies to that property, that's the base list.

Also get tax paid receipts and check there's no pending litigation mentioned anywhere, ask the seller directly and get it in writing if they say no.

If it's within municipal limits also confirm the occupancy status with the municipal office, no OC can complicate resale and loans down the line even if everything else looks fine.

Good list. Would add, don't rely only on photocopies, ask to see the originals side by side at least once before final payment.
