Checking a commercial property record before buying near Nalgonda — Bhu Bharati enough or do I need more?

Interested in a small commercial plot near Nalgonda town, the seller has shown me a printout from Bhu Bharati as proof everything's clean. Not sure if that single document is really sufficient before I move forward or if I'm missing other checks people usually do.

A Bhu Bharati printout alone isn't enough, get the EC separately from registration.telangana.gov.in for the encumbrance history, they cover different things.

Also ask for the mother deed and link documents, a portal printout tells you current status but not the full ownership history.

Seen sellers show only the favorable document and skip the rest, always ask for everything yourself rather than accepting what's handed to you.
