List of documents I should be chasing before an industrial land purchase in Nalgonda closes

Getting close to finalizing an industrial land purchase near Nalgonda and want to make sure I'm not missing any document that could bite me later. The seller has been reasonably forthcoming so far but I'd rather have my own checklist than rely on what he offers voluntarily.

Mother deed and link documents as far back as you can trace, EC for that same period, current ROR-1B, and if it was ever agricultural, the conversion order too, all in original not just photocopies.

Also worth asking if there's any pending loan or mortgage against the land, banks sometimes hold layout land as security until infrastructure conditions are met, ask this directly.

Careful with sellers who are 'reasonably forthcoming', that's exactly when people relax and skip double-checking. Verify everything yourself regardless of how cooperative they seem.
