Almost bought land near Nalgonda on GPA + unregistered agreement — sharing this as a warning

Nearly went ahead on a land deal near Nalgonda where the person selling only had a GPA and an old unregistered agreement of sale, no sale deed registered in his name at all. He kept insisting it was 'as good as' owning it and that a lot of land in the area changes hands this way. Backed out at the last minute after a relative pointed out the risk, posting this so someone else doesn't fall for the same pitch.

Good instinct to back out. A GPA is not a substitute for a registered sale deed, no matter how normal anyone tries to make it sound.

This is unfortunately common in a lot of villages around Nalgonda, land gets passed hand to hand on GPA for years without proper registration, gets messier with each unregistered transfer.

Ask for the EC in the actual owner's name if you ever revisit something like this, if he's never registered it himself the gap will show clearly in the chain.

Also worth checking if the land shows correctly under his name on Bhu Bharati at all, if it still shows the older owner or someone else entirely that alone tells you everything.

Appreciate you posting this, exactly the kind of pressure line ('as good as owning it') that gets people to skip due diligence. Registration is what actually transfers title, nothing else.
