Does a plotted layout near Nalgonda need RERA registration or is that only for apartments?

Looking at plots in a layout near Nalgonda being sold by a small developer, no mention of RERA anywhere in their material. Wondering if that's normal for plotted layouts or if it should be registered like an apartment project would be. Trying to understand before I ask the developer directly.

Plotted layouts can fall under RERA in Telangana too, it's not just apartments, so it's fair to ask the developer for their registration number and check it yourself on rera.telangana.gov.in rather than assume it doesn't apply.

If they can't produce a number or get defensive about it, that itself tells you something, a genuine registered project usually has no issue sharing it upfront.

Also check if what's being sold matches the phase actually covered under any registration you do find, seen mismatches there before.
