Broker keeps saying "don't worry, everything will be ready by registration day" but I'd rather go in knowing what I should personally be checking off before that day arrives. This is a resale commercial unit, not something bought fresh from a builder.
for resale specifically get the mother deed, all the intermediate link documents, a fresh EC, and if it was ever part of a RERA registered project check that listing too even on resale. Don't rely on the broker's "it'll be ready", ask to see each one yourself before the day.
also worth checking if there's any pending society/association dues or maintenance if it's part of a commercial complex, that's not a title issue but it becomes your problem after registration.
