Guideline value for a commercial plot in Nellore jumped a lot from what I expected, is that normal?

Got a rough figure from a friend who registered something in Nellore a while back and the guideline value I'm now being told for a nearby plot is quite different from that. Nellore's grown a fair bit lately with the port and industrial activity around, could that actually move guideline value between when my friend bought and now.

guideline values do get revised periodically and can shift meaningfully in fast growing areas, your friend's old figure isn't a reliable reference point at all. Pull the current value for the exact survey number on IGRS AP (registration.ap.gov.in), that's the only number worth budgeting against.

and remember duty is on whichever is higher of guideline value or actual consideration, so if your deal price is above guideline value that's what gets used, not the lower figure.
