Developer selling plots in what's marketed as an industrial park near Nellore mentioned RERA registration when I asked, first time I've heard that term applied to something industrial rather than residential.
RERA registration applies more broadly to real estate projects being sold to buyers, not just housing, so it's reasonable they'd have one if it's a plotted development being marketed and sold this way. Look them up on rera.ap.gov.in by project or promoter name, confirm registered status, validity, and match survey numbers against your documents.
also ask directly whether every phase of the development is covered under that same registration or only part of it, phased projects sometimes only have some phases registered.
