Checklist for closing an industrial land deal near Nellore, coming from someone who's only done residential before

This is my first non-residential purchase, an industrial plot near Nellore, and I don't want to assume the same checklist from my flat purchase covers it fully. What's different or additional here that I should specifically be asking the seller for.

on top of the usual mother deed, link documents and fresh EC, get the land use/conversion documentation specific to industrial classification, and if it's within any notified industrial estate get the allotment paperwork too.

also check RERA if it's part of any registered plotted development, and don't skip a physical site visit matching survey numbers against the actual boundaries, industrial plots in developing belts sometimes have boundary disputes that residential flats obviously don't.

site visit is next on my list actually, good to know boundary matching matters this much here.
