Agricultural land guideline value near Nellore — does proximity to the port/industrial belt push it up even for pure farmland?

Land I'm considering is still classified and used purely as agricultural, but it's getting closer to the industrial corridor as things expand outward. Wondering if that proximity alone affects the guideline value even though the land itself hasn't changed classification.

guideline values are set by area/survey number and do get revised based on how an area is developing generally, so proximity effects on the surrounding zone can factor in over time even without the specific parcel changing classification. Only way to know for sure is pulling the current figure for that exact survey number on IGRS AP rather than reasoning it out from first principles.

agreed, don't assume "still agricultural" automatically means the older, lower figure you might be expecting.
