Land I'm looking at near Nellore shows multiple names on the adangal record I pulled from Meebhoomi, seller says it's just family land that was never formally divided on paper even though everyone agrees on who gets what. Trying to understand if I can safely proceed on that basis.
multiple names on the record usually means undivided joint ownership, "everyone agrees informally" isn't the same as having a registered partition, you'd want all the named co-owners to actually execute the sale deed together, or a proper partition done first.
this is a common family-land situation but also a common source of disputes later if it's not handled with all owners signing, don't take just one family member's word that it's fine.
also check the EC to see if there's already been any partition registered that Meebhoomi's record hasn't caught up to reflecting yet.
going to insist all named owners are part of the transaction, appreciate the clarity.
