Figuring out stamp duty before buying a shop near Nizamabad - getting different numbers from everyone I ask

Every broker and every neighbour who's registered something recently quotes a slightly different figure when I ask about the duty I should budget for. Rather not plan around a guess for something this size.

Start with the guideline value for that exact survey number/locality on the IGRS Telangana portal, registration.telangana.gov.in, since duty is charged on whichever is higher between that value and your actual sale consideration. Confirm the specific applicable rate directly with the SRO closer to your date rather than trusting what someone quotes from their own registration months back, rates and values both change.

Also budget a little extra buffer, ours came out slightly different from our own estimate because of how the frontage/road category affected the guideline value.
