Finalized a small commercial space near the old bus stand area, registration date is fixed. Never done this without the seller's side just walking us through everything, want to know what actually happens once we're inside the SRO.
They'll verify identity through biometric and photo for both sides, read out the deed, check the stamp duty paid matches the declared value, and pull the encumbrance certificate before finalizing. For a commercial space also carry the latest property tax receipt, ours was asked for on the spot and we didn't have it ready.
Also double check your Aadhaar linked mobile is current, a lot of SROs are doing OTP based verification now and an old number will stall things.
Did they check the building's occupancy certificate too or was that not part of the registration checklist itself?
