Go directly to rera.telangana.gov.in and search the registered projects list by promoter name or the number on the brochure, confirm it's actually listed as registered rather than merely applied, check the validity dates, and compare the uploaded sanctioned plans and declared completion date against what the sales office is telling you.
Even if it checks out on paper, that only makes the promise enforceable, it's not a delivery guarantee. Go see the actual site progress yourself too before committing.
Also worth checking the promoter's other listed projects if any show up, gives you a sense of their track record beyond just this one filing.
