Dharani is gone as of the 2025 ROR Act, everything's under Bhu Bharati now, bhubharati.telangana.gov.in, and the old Dharani data was migrated across so the survey number's ROR-1B history should still be pullable there. Match the pattadar name history against what the seller's claiming, and run the encumbrance search on registration.telangana.gov.in separately for anything registered since.
Also ask for the actual NALA/conversion proceedings copy, the ROR record shows the land status but not necessarily whether the conversion paperwork itself was ever formally closed out.
We insisted on that copy too before signing anything, seller had it but took a week to locate it.
