Does a small industrial park development near Nizamabad need to be RERA checked the same way as an apartment project

A developer is selling shed plots in what they're calling an industrial park layout, still under development. Not fully sure this needs the same scrutiny as a flat but want to check properly rather than assume either way.

Whether it strictly needs registration depends on the specifics of that development, but regardless just search the promoter's name on rera.telangana.gov.in and see what actually shows up in the registered projects list - check the registration number, validity, and whether the uploaded plans and declared completion date line up with what they're telling buyers on ground.

If nothing turns up under the name they've given you, that's worth a direct question to them, not something to let slide.

Registered or not, remember it only makes the promoter's commitment enforceable and public, it doesn't guarantee the timeline. Go check the actual site yourself too.
