Seller has given us a partial set of papers already, want a fuller list before we go ahead with any advance so we're not caught short later.
Mother deed and the full link document chain, a current encumbrance certificate, up to date property tax receipts, and specifically for a shed - the land use/conversion proceedings if it was ever agricultural land, plus whatever structural approval exists for the building itself. Don't settle for just a sale agreement without these behind it.
Also insist on the previous owner's original registered document rather than a photocopy, a poor scan cost us a few extra days at our own registration.
Did you check for any existing loan against the shed as security too? Should be in the EC but worth confirming with the seller directly as well.
