A developer is selling individual plots in a fenced layout, roads and some infrastructure still coming up. Sales team mentions RERA approval but I'd rather confirm this on the actual portal before booking a plot.
Search the promoter's name on rera.telangana.gov.in and see if the layout actually appears in the registered projects list, check the registration number and its validity, and compare the declared completion date and uploaded layout plan against what's actually been done on ground so far.
If they can't point you to the exact listing quickly when asked, treat that as a flag rather than assuming it's just a filing delay.
We found our layout listed fine but the completion date had already lapsed with infra still incomplete, worth raising that directly with them or checking with the RERA office before paying anything further.
