Working out the stamp duty for a plain land registration near Nizamabad

Assumed land without a building would be simpler to estimate than a house purchase but the figures I'm hearing from different people don't agree with each other at all. Want an actual reliable starting point.

Same principle whether it's land or a built structure - duty is charged on whichever is higher between your sale consideration and the current guideline value for that survey number/village, so check the guideline value on the IGRS Telangana portal first, then get the exact applicable rate confirmed at the SRO before fixing your budget. Don't go by what a neighbour paid even a year back, both the value and the rate can change.

Guideline value can vary a fair bit even between adjoining survey numbers based on road access, so don't assume a nearby plot's number carries over to yours.
