The broker has named a seller but we'd rather verify this ourselves independently given the amount involved, rather than just going by what we've been told.
Check the ROR-1B and pattadar passbook for that survey number on Bhu Bharati, bhubharati.telangana.gov.in, that'll show the currently recorded pattadar - match the name against who the broker says is selling. Then run a separate encumbrance search on registration.telangana.gov.in for the same survey number, though remember a clean EC only means clean registered transactions, not automatically clean title overall.
Check the spelling of the name carefully too, we had a small mismatch trace back to a data entry issue from the Dharani to Bhu Bharati migration.
Same thing happened with a plot we looked at, took some running around at the local office to get it corrected before we could proceed.
