Checking a builder's commercial project in Ongole on rera.ap.gov.in — what should I actually look at

There's a small commercial complex being built off the highway and the sales team keeps saying it's RERA registered. I opened rera.ap.gov.in but wasn't sure what counts as actually verified versus just a claim on their brochure. What's the checklist here?

Search the registered projects list on rera.ap.gov.in directly, don't tap any link the sales office gives you. Match the promoter name exactly, check the registration number and its validity dates, look at the uploaded plans against what they're showing you in the sales office, and note the declared completion date. Also worth checking whether it says registered or only applied — those are different things and sales teams sometimes blur that line.

and remember RERA registration makes the promise enforceable and public, it's not the same as a guarantee they'll actually deliver on time. Keep that expectation realistic.

fair. found the project on there but the promoter name is spelled slightly different from what's on their brochure, is that normal

Could be a legal entity name vs a trade name thing, happens, but ask them to explain it in writing rather than assuming. Worth a direct question before you commit any money.
