How do I verify a commercial property's record before buying near Ongole? Meebhoomi is confusing me

Looking at a commercial building on a plot that was converted from agricultural use, near the highway stretch. Seller insists papers are clean but I want to do my own first pass before bringing in a lawyer for the deeper check. Meebhoomi seems built for farmland records — does it even apply here, and what should I actually be looking for on it?

Meebhoomi still matters even after conversion, because the conversion order refers back to the underlying land record. Pull the Adangal and 1-B for the survey number, check the pattadar name lines up with your seller or the chain that leads to your seller. That's the first pass, not the entire check though.

Also ask the seller directly for the NALA conversion order copy, don't just take their word that it's converted. If it's not actually converted on record, that's a problem you want to know about before you pay, not after.

we went through something similar last year for a small showroom plot. our lawyer pulled the EC through registration.ap.gov.in alongside the Meebhoomi record, cross checking both took a while but worth it

Yes, EC and the Meebhoomi land record are answering different questions. EC tells you about registered transactions on the survey number. Meebhoomi tells you the current recorded holder. You want both to agree with your seller's story.
