How do people budget stamp duty for a commercial registration in Ongole without just guessing a number

Trying to put together a rough budget for a commercial unit purchase and stamp duty is the part I can't pin down. Brokers keep quoting different figures and none of them match. Is there an actual reliable way to find out what applies before I go to the sub-registrar, rather than finding out on the day?

Stamp duty gets charged on whichever is higher, the sale consideration or the guideline value for that survey number, so first thing is pull the current guideline value, not go by what a broker tells you from memory. The IGRS AP portal has the market value / guideline value lookup by district, mandal, village. Get the exact applicable figure confirmed at the SRO or through IGRS before you finalize your budget, rates and any registration fee components get updated, so don't trust an old screenshot someone sent you.

makes sense. is the commercial guideline value usually looked up differently from residential on the same portal or same process

Same portal, same lookup by survey number, the classification (commercial vs residential vs agricultural) is what changes the applicable value, so make sure whoever is checking it for you is pulling the right classification for that specific plot.
