Document checklist before closing a commercial deal in Ongole — what am I missing

About three weeks from closing on a commercial unit and going through everything the seller has handed over so far. Feels thin compared to what I expected. What's the actual list of documents a buyer should be insisting on for a commercial property here, beyond just the sale deed the seller is offering to hand over on registration day?

Mother deed and the full chain of link documents going back as far as you can get, EC for a good stretch of years, latest property tax receipts, the layout/building plan approval from the municipal authority, and if it's a built structure the occupancy certificate. If any of that is missing ask why, don't assume it'll turn up later. Also get the encumbrance pulled fresh close to your registration date, not an old copy someone's been circulating.

seconding the OC point, completion certificate and occupancy certificate are not the same thing, ask specifically for OC by name

seller says the building has a completion certificate but OC is 'in process'. should that worry me

It's worth pausing on. No OC generally means some deviation from the sanctioned plan or a completion formality still open, and it can matter later for resale or if you ever need a loan against the property. I wouldn't call it a dealbreaker automatically, but get a straight answer on why it's still pending before you go further.
