Verifying an industrial plot's land record near Ongole before buying — does Meebhoomi even cover this

The industrial plot I'm looking at was agricultural land until a few years back, now has a factory shed on part of it. Trying to check the record myself before I get a lawyer to do the full title check. Does Meebhoomi still apply once land has gone industrial, and what exactly am I checking on there for a case like this?

It still applies, the Meebhoomi Adangal / 1-B is the base agricultural record and it doesn't disappear just because the use changed, it's the reference point the conversion order sits on top of. Pull it for the survey number, check the recorded pattadar name against your seller's chain of ownership. Then separately ask for the actual conversion order and whatever industrial use permission was obtained, that's a different document, not something Meebhoomi will show you.

how far back should the ownership chain go for something like this, does it matter that it changed hands a few times before conversion

The more of the chain you can trace the better, especially across a use-change, since that's usually when paperwork gets messy. Don't stop at just the last one or two transfers.

also pull a fresh EC alongside this, registered transactions since conversion matter a lot here
