Is there any point checking rera.ap.gov.in for an industrial park / shed development near Ongole, or does RERA not apply here

A developer is marketing individual sheds within a larger industrial park layout near Ongole, plotted and sold like a real estate project. Sales pitch mentions RERA but I'm not sure industrial developments actually fall under it the same way housing does. Anyone know how to actually verify something like this?

If it's being sold and promoted as a real estate project with a promoter, plots, plans, timelines, check it the same way you'd check any RERA project — search the registered projects list on rera.ap.gov.in, match the promoter name and registration number and validity, compare the uploaded layout plan to what's on the ground and what you're being shown. If you can't find it registered at all, that's worth asking the developer about directly rather than assuming it doesn't apply.

this matches what I did for a similar shed development elsewhere, developer had it registered, matched fine, gave me some comfort though obviously doesn't guarantee the build quality or timeline

yeah that's the bit I keep reminding myself, registered just means the promise is on public record and enforceable, not that it'll actually land on time
