Checking a plotted venture / layout near Ongole on rera.ap.gov.in before booking a plot

A developer is selling plots in a new venture near Ongole and their office says it's RERA registered, showed us a certificate on the wall. Want to actually verify this independently on rera.ap.gov.in rather than trust the framed certificate. What should I be matching up?

Search the registered projects list yourself on rera.ap.gov.in, don't just photograph the wall certificate and move on. Match the promoter name exactly to what's on your booking form, check the registration number and its validity period, and compare the uploaded layout plan to the plot number they're actually offering you. Also see if it says registered outright or still shows as applied, sales staff sometimes present the two the same way.

also worth remembering registered just means it's public and enforceable on paper, it doesn't guarantee the roads and infra actually get built on the timeline they're promising verbally

fair point, will keep that expectation in check even if the registration checks out fine
