What documents should I insist on before closing a plot deal near Ongole — seller only offered the sale deed draft so far

Few weeks out from registration on a residential plot and the seller's side has only shared the draft sale deed for review. Feels like I should be asking for more before I get to the SRO. What's the fuller list people actually push for on a plain plot purchase here?

Mother deed and the full chain of link documents, a reasonably long EC pulled fresh not months old, latest property tax paid receipt, and if the plot is in a formed layout, the layout approval / LP number so you can check it independently rather than trust the site board. If it was ever agricultural land, ask for the conversion order too.

seconding the fresh EC point, an old one someone's been circulating around a layout for months isn't worth much by the time you sign

also cross check the Meebhoomi pattadar record against the seller's name one more time right before registration, not just when you first looked at the plot months back
