Budgeting stamp duty + guideline value for a Rajahmundry registration without guessing (IGRS AP)

Comparing two commercial units in different parts of Rajahmundry town. Trying to figure out if I can just compare guideline values between the two localities to guess which one costs more to register, or if that's the wrong way to think about it.

Guideline value is set per street/zone by the registration department, so look up both survey numbers or localities individually on the portal rather than assuming one area is uniformly higher than the other.

Also remember stamp duty is charged on whichever is higher between the agreement value and the guideline value. A locality with a lower guideline value doesn't automatically mean lower total cost if the actual sale price there is high.

Do corner plots or main-road-facing units get a separate loading on top of the base guideline value?

Get it confirmed in writing from the SRO clerk rather than going by what someone remembers from last year, values do get revised.
