If it's being sold as a real-estate project — plots or units under a named promoter — it can fall under RERA depending on size, so check the registered-projects list for that promoter's name. Separately, industrial-use land also needs its own layout and use approvals, and RERA doesn't cover that side at all.
A slick brochure and site plan mean nothing on their own. Cross check both RERA and the local layout approval before you commit anything.
Where would I go to check the layout approval specifically?
Town planning section of the local municipal or panchayat office would have that on record, ask them directly.
