Sale or lease deed, EC, the mother deed and link documents, and a no-dues certificate from whichever body allotted or approved the plot. Also confirm power and water connection status before you take handover, not after.
Also ask about the previous owner's trade license status — cleaner if it's formally closed on record rather than just assumed inactive.
