Registering a small industrial unit at the Rajahmundry sub-registrar — what actually happens on the day

Buying a small unit near the industrial belt outside Rajahmundry town. First time at any sub-registrar office. Want a realistic sense of how the day actually unfolds so I'm not caught off guard.

Appointment or token first, then biometric verification of both parties, documents checked against ID, registrar's endorsement, and you get the registered copy either same day or a bit later depending on how loaded that SRO is.

If you're buying jointly with a partner, both of you need to be physically present, or one of you needs a registered POA in place — worth sorting that ahead of time.
