Checking a Rajahmundry land seller / layout on rera.ap.gov.in — what to look for

An agent is pitching layout plots carved from delta agricultural land near Rajahmundry. Brochure has no RERA number anywhere. Is that automatically a red flag or does that depend on the size of the layout?

For a plotted layout above the applicable size, it should show up on the registered-projects list on rera.ap.gov.in under the promoter's name. If it genuinely doesn't show up at all, ask the agent directly for an explanation rather than assuming it's exempt.

Separately confirm the NALA conversion for the land was actually completed — converting agricultural land to plots is a distinct step from RERA registration, and one doesn't imply the other.

Agree with the above, also get the layout approval number and check it against the local planning authority's own list.
