Papers checked first, then photo and biometric for both sides, deed read out, presentation, and the sub-registrar cross-checks the stamp duty paid against the declared value before pulling an EC to confirm nothing's pending. Bring extra photocopies, don't rely on the office machine.
Same as what we went through recently, only extra thing was they wanted the latest property tax receipt too since ours had a small structure on it.
Carried that just in case, good thing since they did ask for it.
