What actually happens on registration day at the Secunderabad sub-registrar office for a commercial property

First time registering a commercial purchase, done a couple of residential ones before but this feels different — bigger consideration value, more parties involved on the seller side. Anyone been through it recently at the Secunderabad SRO who can walk through what the actual day looks like, beyond just "carry your documents"?

Book your slot in advance rather than walking in, saves a lot of waiting. Carry the sale deed draft, both parties' ID and photos, and the link documents in original for verification — the sub-registrar's staff will check these against what's presented before biometric and thumb impression. Keep a set of photocopies separately, they'll ask.

also carry the PAN details for both sides, commercial transactions above certain values get asked for it more strictly than residential in my experience. Confirm current requirement with the SRO beforehand though, don't rely on what I went through last year.
