Nobody will give me a straight stamp duty figure for a Secunderabad commercial registration

Every broker quotes a different number when I ask about stamp duty for the commercial unit we're finalising, and none of them match. Trying to budget properly before we commit to a timeline, is there an actual reliable way to nail this down instead of collecting guesses?

Brokers guessing is normal, don't take any of those numbers as final. Stamp duty gets charged on whichever is higher between your agreed consideration and the guideline value for that survey number — so first pull the current guideline value, then get the exact duty figure confirmed at the SRO or through the IGRS Telangana portal before you lock a budget. It changes, so get it fresh, not from someone's deal last year.

this. also ask the SRO if there are any additional registration charges beyond stamp duty specific to commercial category, don't assume it's the same slab as residential.

Went to the SRO directly like suggested, got a very different (and clearer) answer than any broker gave me. Worth the trip.
