How do you actually vet a group before putting money into a commercial syndicate here

Getting approached by a couple of syndicate organisers for a commercial property near Secunderabad and honestly don't know what separates a well-run one from a poorly run one until it's too late. Not asking who's "best," more what questions I should be asking before I commit any money.

Ask to see how a previous asset's exit actually went, not just the pitch deck for the new one. Also ask who's named on the title documents and how decisions get made when the group disagrees — get it in writing, not verbal assurance.

agree with getting the decision process in writing. I got burned once where "majority vote" wasn't actually defined anywhere and it became a mess when we wanted to sell.

That's exactly the kind of thing I wouldn't have thought to ask about upfront. Will push for it in writing before signing anything.
